Moving to Bali long-term is exciting, but the rental side has rules that are not obvious to first-time expats. This guide covers what you actually need to know.

Visa First, Apartment Second

Your visa type determines what kind of lease you can sign:

  • B211A (visa on arrival, 60 days extendable): monthly rentals only — landlords will not give you a yearly lease without a longer-term visa
  • B211 socio-cultural (60 days, extendable up to 6 months): monthly or 6-month leases possible
  • KITAS (1-year work or retirement): yearly leases are normal, you can rent unfurnished
  • KITAP (5-year permanent): any lease, often direct from owner

If you are planning to stay 12+ months, get the KITAS first — it changes your rental options significantly.

How Bali Yearly Leases Work

A yearly lease in Bali is unlike a Western lease:

  • Lump-sum payment: typically the full year is paid upfront (sometimes split in 2)
  • Furnished or unfurnished: unfurnished apartments are 20-30% cheaper but you need to buy/bring your furniture
  • Maintenance: small repairs are usually the tenant's responsibility
  • Notice: there is rarely a "break clause" — once you sign, the year is committed

Utilities — Always Read the Contract

Pay attention to utilities. The two patterns are:

1. All-inclusive monthly: electricity, water, WiFi all included up to a fair-use cap (e.g. 1 million IDR / month of electricity) 2. Yearly bare: rent only, you pay your own bills directly to PLN (electricity) and PDAM (water)

For an AC-heavy apartment in Canggu, electricity alone can run 2 to 4 million IDR / month ($130-$260). Always ask.

Deposit and Security

Typical security deposit is 1 month (monthly leases) or 1-2 months (yearly leases). Always written into the contract, always returnable minus damages.

Pets and Family

Most apartments allow small dogs and cats, but always confirm in writing before paying. For families, look at 2BR or 3BR apartments — single-bedroom apartments rarely allow children long-term in shared compounds.

Final Tip — Get the Contract in English
